We audited villasferrer.com the way a competitor would: real rank data, real traffic estimates, and the actual answers ChatGPT, Gemini, Perplexity and Claude give when someone asks where to rent a villa in Dénia. What follows is what we found, what causes it, and what we would do about it. Everything here was measured on 29 July 2026, then independently re-checked by a second team who were told to disprove it. Where a number moves between measurements, we give you the range instead of pretending it does not.

The five findings that matter

Google's own AI already recommends your competitors by name Urgent
Searching "best villa rental agency denia" in the UK now returns an AI answer above the results. It recommends Family Homes Rentals ("highly rated agency, 4.9/5"), Edeal Homes and Denia Costa. Villas Ferrer is never recommended in that answer, and your website is never cited as a source for it (two of your Google listings do show up in its reference list, which is not the same thing as being recommended).
Ran each query repeatedly rather than once, in Spain, Germany and the UK. This AI answer appeared in 3 of 4 valid runs, so it is consistent rather than a fluke. AI answers are personalised and change between searches, so we quote frequencies, not certainties. In Spain and Germany we saw none on the commercial searches.
Your blog link goes to an error page. Your closest competitor's blog is their entire business. Biggest single gap
Alquileres Denia Sol runs on the same Avantio software as you. They get an order of magnitude more search traffic, and it does not come from rental keywords. It comes from articles answering things like where Dénia is, its postcode, its taxis, its shopping centres and its nightlife. That blog dominates their best-performing pages. Your menu has a "Blog" link. It leads to an error page.
villasferrer.com/blog returns an "Error 404" page on a 200 status, and it is still listed in your sitemap, so Google keeps being pointed at a dead page.

You run full German, French and English versions of the site. You rank in none of the top 20 results for any German or English rental term we tested. When we asked the AI assistants the same questions in German and French, you were named almost never in either language across three rounds of testing.

One company, four Google listings, 3.8 stars Cheap to fix
Google holds four separate business profiles for Villas Ferrer: 3.8★ (43 reviews), 4.3★ (32), 3.9★ (11) and 5.0★ (1). Your 87 reviews are split four ways, so no single listing looks strong. Meanwhile the "inmobiliaria denia" map results are thirteen agencies rated between 4.1 and 5.0, and you are not among them. The AI answer above cited a rival's "4.9/5" as the reason to choose them, so this number is now doing double duty.
One of those four listings points at villasferrercostablanca.es, which is dead and serves a hosting error page. All four AI assistants still cite that dead domain as their source about your company.
Nothing on the site is being measured Blind
There is no Google Analytics, no Tag Manager, no tracking pixel of any kind on villasferrer.com. Every competitor we checked has one. Right now nobody can tell which pages bring bookings, which language earns the most, or whether anything we do works.
Also missing: Google Search Console and Bing Webmaster Tools, which matters because ChatGPT searches the web using Bing's index.
What is actually causing it
This is the part that changes the plan, so it is worth two minutes.
Your best page is not losing to Google. It is invisible to it.
We expected to find a badly built website. We did not. Your landing page for villas in Dénia already exists at villasferrer.com/alquiler/villas-denia-c2d66/, and its title is word for word identical to the page currently ranking number one for that search. The plumbing is fine.
The problem is that Google does not appear to have that page in its index at all. We tested it directly: the page returns nothing, while the neighbouring category page on your own site returns normally. Nothing links to it from your website, and it is not in your sitemap. It exists, it is well titled, and as far as Google is concerned it is not there. No amount of writing fixes a page that is not indexed, which is why that comes first in our plan.
Behind that sits a second problem. On the pages Google can see, there is almost nothing to read: roughly 130 words of actual description about Dénia, against 650 to 900 on the best-optimised competitor's equivalent page, which ranks top five for two searches getting around 1,000 and 720 queries a month. Every Avantio site ships the same template with near-identical wording, so Google is choosing between near-duplicates and picks the one that says something. Nobody has ever written the Villas Ferrer version.

An honest note on that first row. Denia Sol's headline figure is inflated by one enormous keyword ("denia", 246,000 searches a month) where they sit on page one to two and the estimate overstates real clicks. We are not going to quote a multiple at you. The fair statement is that they operate at a different order of magnitude on destination searches, and that is the gap worth closing.

Turn the lights on
Week 1 · fast, cheap, unblocks everything else
Nothing can be judged until something is being measured. Most of this week depends on Avantio actioning requests on your behalf, so treat the timing as "as soon as they respond" rather than a hard week.
- Analytics, Search Console, Bing Webmaster Tools, IndexNow. Bing matters on its own merits: it is the index ChatGPT reads. The tracking code and the domain verification both go through Avantio, so their queue sets the date.
- Consolidate the four Google listings into one. One profile, correct address, categories and photos. Worth being straight with you: when Google merges duplicate listings it sometimes drops a portion of the reviews. We aim to keep all 87 and cannot guarantee it.
- Redirect villasferrercostablanca.es to your live site, so the links and reviews pointing at it stop being wasted and the AI assistants stop quoting a dead page as their source on you. This one depends on you still having access to that domain's registrar, which is worth checking early.
- Fix the sitemap, the two broken property links inside it, and the English mistranslation currently telling guests that "dangerous animals are admitted in this accommodation". The sitemap is generated by Avantio, so that part is a request to them.

Write the pages you already own
Weeks 2 to 5 · no development work
Your main landing pages already exist, with the right URLs and your properties already on them. Two things are missing: Google cannot see some of them, and none of them say anything.
- Get them indexed first. Link them from your own site, put them in the sitemap, and submit them directly. This is unglamorous and it is the step that makes everything after it count.
- The Dénia destination and property-type pages already exist (villas, apartments, houses in Dénia). These we simply fill: genuinely original copy instead of the Avantio boilerplate every competitor is also running.
- Neighbourhood pages (Las Marinas, Les Rotes, El Oasis, the port and old town, Xàbia) mostly need creating rather than filling. Still no development, but more work than the pages above, and we will confirm exactly which already exist once we are inside your Avantio account.
- Hand-written titles and descriptions per page, per language. Not templates. This is the part we are most certain of.
- Targets we are chasing here: alquiler vacacional denia (1,000 a month), alquiler apartamentos denia (720), ferienhaus denia (320), ferienwohnung denia (260), plus the English and French equivalents.

Build the Dénia content engine
Months 2 to 6 · this is the actual business case
This is the thing your competitor did and you did not, and it is worth more than everything else on this page combined. It is also the single best way to get named by the AI assistants, because destination guides are exactly what they quote.
- A real blog at villasferrer.com/blog, on your own domain, with your own header and footer. This is a standard Avantio product and your competitor already runs it. The one condition: Avantio's own documentation says the blog is included "if your plan includes a blog". We do not yet know whether yours does, or what an upgrade would cost. This is the first question we ask them, before you commit to anything, because this phase depends on the answer.
- 30 to 40 guides, in four languages: getting to Dénia, the beaches compared, Les Rotes, the castle, the ferry to Ibiza and Formentera, the markets, where to eat, the weather month by month, how the tourist licence works for owners.
- German and French first. Nobody is competing seriously there, you already have the site translated, and the AI assistants answer German and French questions almost entirely from German and French sources.
- Producing this volume in four languages is only affordable because we generate and translate with AI and edit by hand. That is the part we are genuinely fast at.

Make the AI assistants able to describe you

Right now an AI assistant asked about Villas Ferrer has to guess, and the best source it can find is a dead website. We give it facts to quote.
- Company identity markup on the site: who you are, since 1960, family run, third generation, where you operate, which languages, licence numbers. Machine-readable, so it gets quoted accurately. We write it; Avantio has to place it, and a competitor of yours already has this, so we know they will.
- Richer property data: bedrooms, capacity, amenities and address are already written on your pages in plain text, but not in the format search engines and assistants read. To be straight with you, we have found no Avantio site anywhere that does this, so we will request it rather than promise it. Everything else in this phase stands on its own if the answer is no.
- Get listed and corrected where the assistants actually look. Our audit shows they lean on denia.com, spainhouses.net, Idealista and TripAdvisor as much as on agency websites.
- Reviews. Your WhatsApp assistant asks guests after checkout. This lifts the 3.8 stars, which feeds the map results and the AI answers at the same time.
- We re-run the same 18 questions every month, several times over, and show you the range. Today it is two to three out of 18. That is the number we are being paid to move, and we report it whether it moved or not.
What we can and cannot touch
We checked Avantio's documentation and compared four Avantio sites before writing this, so that nothing here is a promise we cannot keep.

Needs Avantio, or nobody
- Installing the blog. Their documentation makes it plan-dependent, so this is question one.
- Adding the analytics code, the identity markup and the site verification
- Sitemap changes, and translations of fixed site text
- Brand new standalone pages outside the blog
- Property and category URLs, which are generated automatically
- Page speed and caching. This is identical on every Avantio site and cannot be fixed by us or by you. We will raise it with them, but we are not charging you for it.
Three things to ask Avantio before you commit, and we will ask them for you: does your plan include the blog, and if not what does it cost; will they add the analytics and identity code, and how quickly; and can we edit the landing-page copy ourselves in your account or does each change go through them. The first answer genuinely can change the plan, not just the timeline, which is why we would rather ask it before you sign than after. One piece of good news already: you are on the newer version of their website product, which is the better one for this.
